Urbanity Campus Tachov – Restaurant, Fitness Center and Kindergarten / Daycare Facility for Lease

We offer a unique opportunity for operators in the gastronomy and services sector within the Urbanity Campus Tachov project—a modern multifunctional complex combining industrial, office, and residential functions.

The project includes a newly planned hotel with a capacity of approximately 96 rooms, scheduled to be operational within approximately 18 months. The development responds to the lack of hotel facilities in the area and the strong demand from surrounding industrial and logistics companies.

We are seeking an experienced restaurant operator as well as a childcare provider (nursery or daycare group) to join the project at an early stage and participate in shaping the final concept.

Restaurant

A representative restaurant space of approximately 850 m² with an outdoor terrace is available for lease. The unit is located on the ground floor of the hotel, featuring natural daylight and direct integration with hotel operations.

The space will primarily serve hotel guests (including breakfast service), while also catering to employees and management of nearby industrial facilities, as well as the general public. The location offers strong and stable customer potential with minimal competition in the quality dining segment.

A major advantage is the potential for further concept expansion:

• extension with a mini market (approx. +220 m²)
• establishment of a central kitchen / food production facility (approx. +220 m²)
• cooperation with companies in the campus (catering, meal delivery, vending solutions)
• provision of catering services for the adjacent childcare facility

The landlord is prepared to deliver the premises tailored to the operator, including financing of fit-out and technology.

Nursery / Childcare Group

The project also includes a space for a nursery or childcare group of approximately 220 m² with a capacity of around 48 children, located adjacent to the restaurant.

The premises will be delivered turnkey, including equipment, with a flexible operating model subject to agreement. There is also potential for synergy with catering services from the restaurant.

Fitness Center

Urbanity Campus is located in Tachov, near the German border and the D5 motorway, in a region with a high concentration of manufacturing and logistics companies. The project will complement the currently missing services in the area and capitalize on strong demand from employees, management, and future residents.
