The BOKA Pankrác project will bring a modern mix of retail spaces, a supermarket, and high-standard office areas. It will be built on the site of two older buildings located at the Kotorská tram stop, between the Pankrác and Pražského povstání metro stations.

Construction is set to begin in Q3 of this year, with completion planned for Q3 2027. The project will include 3,700 m² of retail space and 11,000 m² of office space.

There are two gastro units available within the project:

  • A corner glass-fronted unit on the ground floor of approx. 100 m² with a garden seating area, plus an additional 71 m² on the first floor.
    (It is possible to lease either the ground floor or the first-floor unit separately.)
    The unit has dual access – from the tram stop on one side and from a quiet green courtyard on the other.
    It is technically equipped for light food service.

  • A spacious 365 m² unit, suitable for a restaurant, facing the residential zone, with the possibility of an outdoor seating area.
