We brokered the sale of three separate commercial units with a combined lettable area of 489 m² on the ground floor of the Prague Marina Nova project by developer Daramis. All three were let on long-term leases to established tenants at the time of sale, so the buyer did not take over an empty space but running lease agreements.

Who operates in the units

Unit K1 of 185.1 m² houses Lenka Krejčová Barre Academy — a studio combining pilates, ballet and cardio, offering group classes alongside personal training, massages and beauty treatments. Unit K3 of 96.5 m² is the showroom of INBAR diamond center, a family business running since 1995 and one of the largest wholesale diamond suppliers in Czechia and Slovakia. Unit K4 of 207.8 m² is the Typika café with its own roastery and branches in Prague and Warsaw — the only unit with a built-in mezzanine.

An income property, not an empty space

All three units were fully let to quality tenants on long leases at the time of sale — the weighted average unexpired lease term was 6.8 years as of 1 January 2025. Rents are fully indexed every 1 January and two of the three leases are denominated in euros. The buyer therefore took on no letting risk or vacancy, but a running income with inflation protection.

Prague Marina Nova is part of the Prague Marina development on the bank of the Vltava. Classic 7 Business Park, the A7 office center and the Scio school are all within walking distance — the mix of offices and housing keeps the parterre busy all day, not just at weekends or peak hours.
